We manage what we help you buy

An agency earns on the day of the sale. Our earnings begin after it: we take every home we select under management, and our income is a share of its income. So we only propose homes that truly earn.

We launched our own homes from scratch and brought them into Airbnb's top 7% by guest ratings. We run the same numbers for every home before you buy: nightly rate, seasonal occupancy and net income for the year.

Portuguese banks lend to residents of other countries too: financing reaches 60–80% of the price with a stable official income.

How financing works

The rent covers the mortgage

The question every owner asks first is what pays the bank. Here are our own two homes, with what each earns in a year against what a mortgage on it would cost.

Villa Calma

3 bedrooms with a pool, Estreito da Calheta

Earns a year€8k+
Mortgage a year€46,400

Horizon Living

2 bedrooms with an ocean view, Caniço

Earns a year€2.5k+
Mortgage a year€16,200

Revenue is our own, from the live booking data. The mortgage is counted at 70% of an example purchase price at today’s market level, over 30 years at the rate on our financing page. Revenue is gross: our fee, the annual taxes, insurance and running costs come out of it before the money is yours.

The calendar fills months ahead

This is the villa’s own year, month by month. The filled bars are nights already lived through, the outlined ones are nights guests have booked for months still to come.

Nights livedBooked ahead

Live data from our booking calendar. Guests book up to 200 days ahead, so the months furthest out keep filling after this page was built. Winter runs quieter than summer, and it keeps earning: even February held 39%.

Why Madeira is the perfect place for a second home

The season lasts all year

The island of eternal spring: warm in winter and summer alike, guests arrive all year round. That is why our homes hold 79%+ occupancy while seasonal destinations stand still for half the year.

Direct flights from across Europe and the US

London, Berlin, Warsaw, Paris and, in summer, New York: the island is served by direct flights, with more destinations every year. A wide geography of guests fills the calendar all year round.

Nature that earns a premium

The ocean, laurel forests, levada trails and calm in place of tourist crowds. Guests reward this atmosphere with money: our homes earn €200+ and €400+ a night against area averages of €147 and €185.

EU infrastructure and rules

An international airport, modern roads and tunnels, restaurants and clinics: the home is easy to visit yourself and easy to host guests in. Portugal is part of the EU, so purchase and ownership follow transparent European rules for a buyer from any country.

How the purchase works

  1. A conversation about your goal and budget

We discuss what home you are looking for: for yourself, for income or both, and with what budget. Thirty minutes on a video call or WhatsApp is enough.

  2. A shortlist with income calculations

We select properties and run the economics of each before you buy: nightly rate, seasonal occupancy, costs and net income for the year.

  3. Financing

Partner brokers submit your application to several banks and compare the terms. Mortgages are available to residents of other countries too.

    How financing works

  4. The deal

NIF, legal checks, notary and registration: together with lawyers we walk every step with you until the keys change hands.

  5. Launch and management

We furnish, photograph, list the home on the platforms and manage it as our own. You earn from the very first season.
