What does the management fee include?
The fee includes professional photography and listings on Airbnb and Booking, a managed Instagram account, 24/7 guest communication with fast replies, cleaning inspections, maintenance, smart pricing designed to maximise income, premium guest amenities and clear reporting. We manage the operation end to end, giving you a hassle-free experience.
How and when do I get paid?
Rental platforms pay the income directly to you according to their payout schedules. You receive clear reporting on every booking, and you pay our commission afterwards.
Do I need an AL licence, and can you handle it?
Yes. Every short-term rental in Madeira needs an AL (Alojamento Local) licence, and we handle the whole process for you, from application to compliance.
How do you protect my property?
After every stay, we inspect the property for damage and missing items. If we find an issue, we open the dispute with the guest ourselves and manage it through to resolution. We can also provide a locked safe for your personal belongings, install exterior cameras, and help you choose suitable property insurance through the insurers we work with.
